Construction Begins on 5.5M-SF Southern Berks Industrial Park in Pennsylvania

Construction has officially begun on the Southern Berks Industrial Park, a 5.5 million-square-foot Class A industrial development in New Morgan Borough, Berks County, PA.

Developed by Panattoni, the project will transform the former Bethlehem Steel Grace Mine site into nine buildings across 1,200 acres, with Phase 1 delivering four structures totaling more than 2.65 million square feet by late 2026. The site offers strong logistical advantages, with access to major highways and proximity to a large share of the U.S. and Canadian populations.

Bohler’s Harrisburg team is providing comprehensive and integrated land development consulting services, building on its extensive industrial portfolio in the region. The project is expected to generate significant economic benefits, including 450 jobs in Phase 1 and up to 2,750 jobs overall, along with approximately $2 billion in economic activity. Additional advantages include a 10-year LERTA tax abatement and revitalization of long-vacant brownfield land.
