Durham Mixed-Use Redevelopment Moves Forward

The $200 million redevelopment of the Durham Coca-Cola Bottling Company facility in northwest Durham is advancing. Atlanta-based Ardent Companies plans to transform the site into a mixed-use development featuring 370 apartments, 35 townhomes, and nearly 70,000 square feet of retail space, including a grocery store.

With site civil engineering design and permitting assistance from Bohler’s Raleigh team, the property was rezoned in October. Ardent expects to close on the land by the end of 2024, with construction starting in early 2025 and completion by late 2026.

The project will include a 7-story apartment building with 520 parking spaces and a mix of studio to three-bedroom units. Five townhomes will be reserved for buyers earning 80% of the area median income. Amenities will include a swimming pool, courtyards, and outdoor grilling areas. Retail will consist of six buildings, one housing a 23,291-square-foot grocery store and others accommodating about 15 tenants, focusing on family-friendly, daily-use services such as fitness and food options.

The current bottling facility will be demolished, with some materials reused in the new development, except for a First Citizens Bank branch that will remain. Coca-Cola is relocating its headquarters to Chatham County to modernize operations and centralize its locations. Learn more.
