The Ritz-Carlton Key Biscayne, Miami, has been recognized in the South Florida Business Journal’s 2026 Structures Awards for Best Reuse/Rehab, honoring projects and teams shaping South Florida’s built environment.
Bohler served as a site civil engineering partner on the $100M renovation of the landmark resort, including site planning, grading and drainage coordination, integration of hardscape improvements, and coordination with the client, design consultants, and regulatory agencies as the project advanced.
“A project of this caliber requires every discipline to work together while navigating the realities of an existing site and a highly regulated coastal environment,” said Bohler Principal and Miami Branch Manager Taylor Parker. “Our role was to help connect the site design, infrastructure, and permitting requirements so the broader team could keep moving forward. Being part of a team that successfully transformed such an iconic South Florida property makes this recognition especially meaningful.”
Working on an established oceanfront resort brought an added layer of regulatory complexity. As Bohler’s involvement expanded, the team took on Coastal Construction Control Line (CCL) permitting through the Florida Department of Environmental Protection for improvements associated with the property’s next phase. The permitting process applies to construction that affects the regulated coastal area and requires approvals related to potential impacts to dunes and the beach.
That work built on Bohler’s involvement in the initial renovation, where the team supported the site plan, incorporated hardscape plans, performed grading, and made drainage connections. Together, the work reflects the coordination required to advance improvements within a developed, highly constrained coastal property.
The renovation ultimately encompassed 35,000 SF of public and exterior spaces, including the lobby, dining areas, spa, façade, and surrounding site.
The South Florida Business Journal’s Structures Awards recognize the people and projects shaping the region’s built environment, with consideration extending beyond the finished buildings to the investment, risk, and execution required to move projects forward across Miami-Dade, Broward, and Palm Beach counties.
Renovating an existing resort on a constrained site required the project team to navigate limited as-built information, unforeseen conditions, and an accelerated schedule. Through close coordination across disciplines, the team delivered a comprehensive transformation that modernized the property while preserving its character and enhancing the guest experience.
