With a rising cost of living and limited access to affordable housing in Central Florida, Dominium — a national leader in affordable housing development—identified a critical opportunity in Kissimmee, FL. The goal: to create a high-quality, income-restricted apartment community designed specifically to support working families and children.  

Located near major transit routes and vibrant retail centers, Maison at Solivita was envisioned as more than a residential development. Spanning 20acres, this 396-unit garden-style community would blend modern design, family-oriented amenities, and strategic access to transportation to help meet Orange County’s growing demand for workforce housing.

The Goal: Build More Than Units — Build Opportunity

Dominium’s mission for Maison at Solivita focused on:

  • Providing 100% income-restricted housing for families earning up to 60% of the area median income (AMI)
  • Creating an engaging, wellness-centered environment that supports active, healthy lifestyles
  • Ensuring easy access to transit, employment centers, and public services via nearby bus lines and major roads
  • Developing a community that balances affordability with thoughtful design, durability, and resident comfort

Solving Site Challenges and Advancing Development  

To help Dominium bring this vision to life, Bohler provided site civil and consulting engineering services, applying a practical, problem-solving mindset to overcome technical hurdles and support a smooth path to development.  

Strategic Site Design: Bohler engineered the layout for 15 three-story buildings while maximizing land efficiency, resident access, and natural site features. Each unit includes open floor plans with balconies or patios, enhancing livability.  

Infrastructure Planning: The team designed and coordinated stormwater management systems and utility infrastructure to support long-term function and resilience. In coordination with Osceola County’s Multimodal Corridor initiative, Bohler designed a bus shelter, ride-share parking spaces, bicycle racks, and stamped concrete sidewalks — ensuring connectivity and accessibility for residents while supporting broader community transit goals.  

Amenity Integration: Bohler’s design team worked closely with Dominium to incorporate key community features such as a clubhouse, swimming pool, playground, fitness areas, and a bus shelter — ensuring alignment with residents’ daily needs and wellness goals.  

Consulting Support: By understanding the local regulatory environment and applying targeted expertise, Bohler helped Dominium mitigate risk and maintain project momentum through the entitlement and design phases. 

Laying the Groundwork for a Thriving Community

Maison at Solivita is on track to deliver 396 high-quality, affordable homes by Summer 2026. Once complete, it will offer a broad mix of two-, three-, and four-bedroom homes and a wealth of shared amenities — all within minutes of downtown Kissimmee and major public transportation routes.
