Breathing New Life into a Dallas Landmark

Originally constructed in the 1950s, Wynnewood Village is a historic 65-acre shopping center nestled in the heart of Dallas. After decades of changing ownership and underperformance, this landmark is undergoing a multi-million-dollar redevelopment, transforming it into a modern retail and community hub. With surrounding residential neighborhoods also undergoing revitalization, this redevelopment is poised to bring renewed vibrancy to the area.

Bohler’s Dallas team has played a key role in the redevelopment, guiding the project through strategic phasing, modernizing infrastructure, and navigating complex traffic, utilities, and compliance challenges—all while preserving the center’s community-centric spirit.

Phasing: Strategic Prioritization for Maximum Impact

Given the scale of Wynnewood Village, a comprehensive redevelopment wasn’t feasible all at once. Bohler worked closely with Brixmor to prioritize improvements in a multi-phased approach that aligned with their financial strategy and community vision. This collaborative effort allowed the redevelopment to progress efficiently, focus on the most critical areas and maintain the project’s long-term vision.

By phasing the project strategically, Bohler supported bringing key components of the shopping center—like the newly completed LA Fitness and ongoing construction of Target—online first to anchor the revitalization and attract additional retailers and visitors. Each phase reflects a balance between maintaining functionality for current tenants and visitors while transforming the retail space and reimagining the community’s future.

Modernizing Traffic, Pedestrian Circulation, and Infrastructure

Wynnewood Village’s original traffic circulation was outdated and confusing, with one-way roads that hindered accessibility. Bohler’s design team took on the massive task of streamlining the existing traffic patterns to improve traffic flow for both pedestrian and vehicle safety in the redeveloped center. The new design simplifies navigation, integrates modern safety standards, and creates a more intuitive experience for visitors.

Throughout the process, Bohler’s survey team supported the design with boundary and topographic survey information, aerial mapping, construction stake-out, easement creation, and easement abandonment services.

 

Future-Proofing Infrastructure

Much of the retail center predates modern accessibility requirements, presenting significant challenges for inclusive access. Recognizing the importance of creating a welcoming environment for visitors, Bohler created a cohesive Americans with Disabilities Act (ADA) compliant pathway through the center, including updating curb ramps, striping, and accessible parking spaces.

In addition, Bohler led the effort to accurately map the center’s underground utilities—an essential task given that no comprehensive documentation previously existed. Through meticulous record analysis and underground locates, Bohler compiled a map, allowing all stakeholders to confidently move forward while avoiding costly surprises during construction and future improvements.

Maintaining Momentum Through Permitting

Permitting for each phase of the redevelopment posed its own set of challenges. With different city reviewers assigned to each phase, Bohler needed to ensure consistency across the project, often briefing new reviewers on earlier work to keep them apprised of the project’s status. Despite the complexities and time-consuming nature of the permitting process, Bohler’s team stayed proactive, maintaining open communication with the City of Dallas to keep the project moving forward.

 

A Community-Centric Transformation

The redevelopment of Wynnewood Village goes far beyond updating buildings—it’s about restoring a cherished community space. The center’s facades have been renovated to offer a sleek, modern look, and enhanced public gathering spaces have been designed to foster community interaction. New signage throughout the center improves navigation while elevating the overall aesthetic.

With Chase Bank, Chipotle, and several other retailers set to join the mix of larger stores and quick-service restaurants, Wynnewood Village is once again becoming a vibrant destination for shopping, dining, and community engagement.
