Tackling the Zoning Challenge Head-On

Plano, Texas, has long posed difficulties for developers seeking to build multifamily communities. Proposals often face significant community pushback, especially when rezoning is required. However, Bohler recognized an opportunity with this 17-acre property, which was already zoned for multifamily by-right—eliminating the need for time-consuming rezoning efforts and bypassing the typical roadblocks associated with local opposition. By presenting this opportunity to Trammell Crow, Bohler enabled the developer to proceed with confidence, streamlining the development process and minimizing risk.

Precision in Design and Compliance

Due to the project’s location at a prominent corner surrounded by townhomes and single-family homes, the developer wanted to minimize the potential for public pushback. To avoid asking the municipality for variances or waivers, Bohler’s Frisco team meticulously adhered to local codes and designed fully within existing regulations.

One critical hurdle was achieving the developer’s desired density while staying compliant with Plano’s parking requirements. To solve this, Bohler incorporated a small parking garage into the design, maximizing land use and providing 900+ parking spaces, including EV charging stations. By anticipating the need for structured parking early in the planning phase, the team avoided costly redesigns and kept the project aligned with budget expectations.

Bohler’s survey team supported this precision with due diligence and design services including topographic survey, ALTA/NSPS Land Title Survey, Preliminary and Final PLAT, and As-Built Survey following completion.

The 363-unit development boasts two amenity buildings and expansive open spaces designed to foster relaxation and recreation. Residents enjoy a private walking trail, leisure nooks, and a host of common-area amenities, including a 2,300-square-foot business center, fitness center, clubhouse, swimming pool, and two conference rooms.
