Bohler Supports Canal Crossing Redevelopment in Jersey City

Bohler is proud to support the transformation of Canal Crossing, a mixed-use redevelopment that will bring more than 500 residential units, neighborhood-serving retail, and thoughtfully designed public spaces to Jersey City’s Canal Crossing Redevelopment Area.

Located at 900 Garfield Avenue, the development will include one six-story and one 10-story building featuring a mix of studio, one-, two-, and three-bedroom apartments, including affordable housing, along with approximately 18,800 square feet of ground-floor retail. The project is designed to create a vibrant, walkable community while revitalizing a long-underutilized former industrial site.

Working alongside the project team, Bohler provided due diligence, planning, site civil engineering, permitting, and landscape architecture services to help advance the development from concept through approvals.

A comprehensive planning strategy guided the overall site design, focusing on efficient site layout, utility coordination, circulation, and integration with the surrounding urban environment. The development includes parking for 566 vehicles while strengthening pedestrian connections between the new residences, retail spaces, and the broader neighborhood.

Bohler’s integrated planning and landscape architecture team also led the design of a 14,000 SF fourth-floor outdoor amenity space, creating an elevated destination for future residents. The space features an outdoor pool, shaded seating and dining areas, grilling stations, lounge spaces, and integrated landscaping that provides opportunities for recreation and community gathering.

Beyond the private amenity areas, Bohler contributed to the schematic design of the streetscape along Canal Way, including the adjacent public walkway and plaza. Decorative paving, bicycle racks, site furnishings, seating areas, and landscaped plantings help create inviting public spaces that encourage walkability and strengthen connections throughout the redevelopment.
