Construction Manager Selected for Leefort Terrace Affordable Housing

Callahan Construction Managers has been selected to oversee the redevelopment of the Leefort Terrace Affordable Housing complex in Salem, MA.

Developed by Beacon Communities, the project will create 124 eco-friendly, affordable apartments targeting moderate, low, and extremely low-income households. Bohler’s New England team is providing site civil and consulting engineering design and permitting. To keep the units above the floodplain, the building is set on a partially buried podium with 100 parking spaces below. The site plan also includes 86 bicycle parking spaces, two EV charging stations, and 25 EV-capable parking spaces. The building is also Passive House certified.

Planning for the project included extensive community engagement and garnering feedback from residents and neighbors, who emphasized open space and environmental considerations. As a result, Bohler’s team incorporated direct waterfront access at Collins Cove, as well as connection to downtown Salem’s amenities and transit.

The new four-story building will include 62 one-bedroom units, 38 two-bedroom units, and 24 three-bedroom units. Seven of the units are fully accessible with an additional two units for the hearing impaired. Property amenities will include a fitness center, community room, wellness office, computer stations, Tenants’ Organization office, and laundry rooms on each floor.
