Construction has begun on Koa Bay, a $600 million mixed-use development in Fort Pierce, Florida, featuring what is being called the “world’s biggest” wave pool powered by Wavegarden Cove technology. The project includes 1,000 residential units, 600 hotel rooms, 500,000 SF retail space, and 150,000 SF of office space with the wave pool as its centerpiece.
Bohler played a key role in shaping Koa Bay’s master plan, ensuring the seamless integration of its Wavegarden Cove wave pool with the surrounding mixed-use development. Leveraging its site planning expertise, Bohler strategically positioned high-density retail, hotels, and multifamily residences near the wave pool, with lower-density townhomes and single-family homes extending westward.
To maximize build-out flexibility, Bohler proposed the maximum allowable residential and commercial square footage, allowing the developer to adjust based on market demand over the 10-20 year phased development timeline. The team also created a phasing plan, enabling infrastructure-supported sections to be developed independently or concurrently.
Koa Bay aims to create a lifestyle-focused community, blending surfing, modern amenities, and outdoor living. The development is expected to open by late 2026.
